The challenge
A real estate firm publishes four different things and calls them all content
In brief
Content modelling for a real estate firm in San Francisco and London.
IPG has services organised by client need. It has sectors organised by asset class and by industry. It has properties for lease and for sale. And it has research, insights and company news, which read nothing alike and are written by different people for different reasons.
Put all of that into pages and posts and the navigation stops making sense within a year.
The approach
Model the content before designing the pages

Give every content family its own type
Services, sectors, properties and case studies became distinct structures with their own fields and their own relationships, so an editor adding a new asset class does not have to imitate an existing page.

Let the navigation follow the model
The menu presents the same portfolio through three lenses at once: what the client needs, what the asset is, and what industry it serves. That only works when the taxonomy underneath is real.

Make the search operational
Properties filter by surface area and by purpose through the URL, so a broker can send a filtered list to a client as a link.

Build the tools into the platform
The workspace calculator and the move checklist are part of the site rather than attachments to it.
What changed
Every design decision here connects to a visible operational or editorial improvement.

New sectors and services are added by filling fields, not by rebuilding pages
The fields, the relationships and the navigation follow from the model, so the work of publishing does not turn into the work of building.

The platform has absorbed two years of continuous publishing without structural changes
Nothing has had to be restructured to make room for the next research piece, sector or listing.
Contribution
Platform, application layer, content model and maintainability are treated as one system
The stack supports the experience without becoming the story.
